Getting the most for your fixer and exceeding our client's expectations...

Our clients' inherited their family home, with all of the wonderful memories of growing up there in the 1980s. Ideally, they said... " We would love to sell our home to a family - not a flipper!" ...But so much stuff had accumulated over time! So much that it seemed impossible to imagine it being livable and our clients assumed it would need to be completely gutted. They were resigned to the fact that they would have to sell the home in bad condition: "to a flipper!"

But MCG's Director of Design and "Staging Guru" Eva DiShanni had a vision: she saw past the clutter and disrepair, the weed forest growing in the yard, and that ugly green carpet!! She focused on the original charm of the architecture.

We recommended the following:
- Start watering ASAP
- Call the Gardner and start up the Mower
- Clean out EVERYTHING and Donate to Charity
- Fix the minor repairs
- Paint the interior - White
- On a hunch, she pulled back that Ugly green carpeting to reveal real wood floors - WOW!

Then, we came in to do some light staging to help people see the potential of this well-laid-out house offering large rooms and lots of charming details and photographed it accordingly - et voila!

After seeing the result and the photos Mason Canter raised the price to go on the market.

By marketing as a "light fixer" and pricing appropriately we were able to generate over 10 offers and start a bidding war. Listing agent Mason Canter garnered over $120K more than originally anticipated. 

RECAP:
The property was going to be listed for $749,000. After investing $7,900 in just a few repairs MCG was able to better showcase the home, and publicly listed it on the MLS at $779,000! No surprise that Sellers were thrilled when the property eventually sold for $870,000.

That's $121,000 MORE than originally estimated - WOW!!

BONUS:
As they hoped for, we found a lovely young couple (not a flipper) who revealed upon closing that they were now expecting their first child and starting their family in this home. Yay!!
